There are some tips for REI looking for purchase their next investment property. I have seen this play out time and time again and it costs them in the long run.

  1. Always Write The Offer

    Frequently, properties may not financially justify their current purchase price, particularly when the cost of capital escalates for the investor. Nonetheless, this is where ingenuity comes into play, alongside understanding the seller's motivations. Finding motivation can only truly be achieved through submitting a formal offer. Through my experience of crafting offers with clients, I've encountered numerous sellers willing to entertain offers significantly below the listed price. It's crucial to remember that the listed price merely serves as a starting point. Make offers what aligns with your own financial goals. My sole discretion is to base offers on sound data. Equip your agent with justifications supporting your offer, essentially providing them with the necessary ammunition for negotiation.

  2. Don’t Get Stuck In “Analysis Paralysis”

    This one goes a lot in line with the above but still needs to be stated separately. Avoiding "Analysis Paralysis" is crucial when underwriting investment properties. While thorough due diligence is essential, overanalyzing can lead to missed opportunities or delayed decision-making, ultimately hindering investment success. It's important to establish clear criteria and timelines for evaluation, focusing on key metrics such as cash flow, cap rates (for commercial properties), and cash on cash ROI just to name a few bigger metrics. Additionally, trusting your instincts and leveraging the expertise of advisors, like myself, can help streamline the underwriting process. By striking a balance between diligence and decisiveness, investors can confidently pursue opportunities while mitigating the risk of getting bogged down by excessive analysis.
